Special Agent, lonestar canuck

Back in June I decided to take the Real Estate Licensing course. The great state of New York has decided to change the rules for becoming a real estate agent and June was the last session where you could get a real estate license in 45 hours. I jumped at the chance to sit in a "Party House" for 45 hours with 70 other people and listen to the textbook being read to us. In full view of the not open bar.
Torture...don't talk to me about torture...
So the thing is that I passed and I am now a licensed Real Estate Agent. Now, I've bought and sold a house in Ontario and Texas and I've bought a money pit...uh...fixer upper in New York so I have a little experience in real estate matters but I'm looking to try to be really good at this new career move.
I'm hoping that you can help me by sharing stories of your real estate experiences. What did you love and what did you hate? Did things go smoothly or could it have been easier? What would you have done differently and how could the agent have changed it?
Mostly I'm just scared about going in a new direction and I'm hoping that the collective wisdom here can keep me from doing something seriously stupid - well, other than going into this in the first place.
